Projects That Add Value to Your Property

Projects That Add Value to Your Property

Your house is one of your biggest assets and you want to ensure it's as valuable as possible. Remodeling and freshening up your house and the surrounding property don't require massive, massive changes; they can often be achieved through some rather quick projects. But more intensive projects like remodeling all of the bathrooms and kitchen can also help.

Take a look at each room in your house as well as the home's structure and external appearance. As you evaluate each spot, ask yourself what you'd like it to look like ideally. Then, you can meet with contractors to discuss what each project might look like and how long it would take to accomplish. Pricing also matters, of course, and you'll want to know which improvements are the most affordable. Some can be accomplished in a day and within a reasonable budget. For more extensive changes, a contractor can help you determine what needs to be done and what options you have.

Fast Improvements

Some home improvements are relatively swift. Refreshing the landscaping is one; while allowing new plants to become established can take time, the actual replanting and redesigning is usually not that long. If you're not sure what you want in terms of permanent landscaping, you can still add colorful annuals that will revive the landscape for a few months.

Replacing appliances is a very fast one; within a day, your kitchen can look refreshed just by adding a new refrigerator and stove/oven combo, for example.

Repainting the home inside and out also helps. Paint can become dull over the years and gather fingerprints and dirt. Exterior paint can chip and peel as the weather and environment take their toll. A new paint job inside and outside your home makes everything look much cleaner.

Repairs Instead of Remodeling

Sometimes repairs are the best way to remodel your home. If your roof is old, it may be time to replace it; a nice, new, sound roof is a huge improvement. This is also your chance to change the roofing materials if you've been unhappy with the ones used in the current roof.

If there are worn items around the house, change those, too. The garage door is a big one; a worn garage door makes the rest of the house look poorly kept up. You could try repainting the door, but replacing the door may be necessary, depending on how it's been working.

A third option is to fix the hardscaping around your house. Cracked patios, uneven walkways, and pitted and stained driveways all make your house look rather bad. Try pressure-washing stains away and have a contractor repave or patch surfaces.

Remodeling Rooms

Finally, there are the big projects, the ones that change entire sections of your house completely. Kitchen and bath remodels are hugely important if you really want to increase the value of your home. These remodels can be very basic, such as replacing appliances, but also look at adding or replacing backsplashes and cabinets. Look at changing the lighting and countertop materials; in the bathroom, consider changing that basic tub-and-shower unit to something like a walk-in shower (or vice-versa; sometimes basic is better, depending on the layout of the room). You'll want to speak with a contractor to see what would work best.
